Yavapai County Arizona is situated in central Arizona. The county seat is Prescott.  Yavapai County's population is just over 200,000. When is the 2010 Yavapai County Tax Lien Auction?

The 2010 Yavapai County tax lien auction for 2008 taxes will take place on Tuesday, February 9, 2010.  The auction will be online, and the website should be ready around January 15.

Where is the 2010 Yavapai County Tax Lien Auction?

The auction takes place online.  The web address for the 2010 Yavapai County tax lien auction is https://www.Yavapaitaxsale.com.

Can Anyone Bid for Tax Liens in the Online 2010 Yavapai County Tax Lien Auction?

In order to bid in the online auction you must be registered and have an official bidder number issued to you.  If you don’t have a bidder number, you can one by registering online at https://www.Yavapaitaxsale.com between mid-January when the registration portion of the site goes live through the date of the auction on February 9th.   If you have a Yavapai County Tax Lien Auction bidder number but have never registered on the Yavapai County Tax Lien Auction website, you WILL need to register online before the date of the auction – you will keep your same bidder number.

We strongly recommend that you register at least a week in advance of the auction date.

How do I Participate in the 2010 Yavapai County Tax Lien Auction?

The auction takes place online.  While the actual auction starts on Tuesday, February 9th, you may place bids as early as mid-January – however, no tax liens will be awarded until that specific lien’s official auction slot has passed.

You should familiarize yourself with the online system before the actual Yavapai County Tax Lien Auction begins.  The site has helpful information that will show you step-by-step how to participate in the auction.

How Does the Yavapai County Tax Lien Auction Work?

Tax liens are auctioned off in order of advertising number; the advertising number can be found in the newspaper listing for the auction or on the auction website.

Bidding for tax liens starts at a 16% interest rate and is bid down from there until no one is willing to take a lower interest rate.  Bidding goes in full percent increments.   In the event of a tie, there is a tie-breaking mechanism to grant the tax lien.

Bidders must make place a deposit of 10% of the liens they hope to win before the auction batch closes.  (There is a $25 minimum deposit).  Excess deposits will be returned to all investors within two weeks of the close of the auction.  Deposits must be made using the payment wizard on the Yavapai County Tax Lien Auction website.  The wizard takes ACH (Automatic Clearing House) payments from your checking or savings account.

You will also use the payment wizard to pay for your winning bids – all payments must post by 12 noon MST on February 10, 2010.

Will I Know in Advance Which Properties Will Have Their Tax Liens Sold at the 2010 Yavapai County Tax Lien Auction?

The list of all properties included in the sale will be released to the public no earlier than 3 weeks before the sale date of February 9, 2010 and no later than 2 weeks before the sale date.  The list will be published in the Prescott Daily Courier and will be available on the website www.co.yavapai.az.us. The Treasurer’s office will also sell you a paper list, which is $45 if they mail it to you and $40 if you pick it up in person.

How do I Pay for the Yavapai County Tax Liens That I Win at Auction?

Once the final batch that you are participating in has closed, you can click to see which certificates you have won.  The site will list all of the tax lien certificates that you have won and the amount that you owe to the county or that the county owes to you (if your deposit was greater than the value of the certificates that you have won).  You must pay your outstanding balance to the Yavapai County Treasurer’s office using the payment wizard on the site no later than noon on February 10, 2010. 

How Can I Sell My Yavapai Tax Lien?
