Can Anyone Bid for Tax Liens in the Online 2010 Coconino County Tax Lien Auction?

In order to bid in the online auction you must be registered and have an official bidder number issued to you.  You can get a bidder number by registering online at www.coconinotaxsale.com between mid-January when the registration portion of the site goes live through the date of the auction on February 18th.   We strongly recommend that you register at least a week in advance. 

If you are looking to obtain a bidder number any other time of year you can do so via a Bidder Information Card which you can get from the Coconino County Treasurer’s Office.

How do I Participate in the 2010 Coconino County Tax Lien Auction?

The auction takes place online.  While the actual auction starts at 9:00 a.m. on Thursday, February 18th, you may place bids as early as mid-January – however, no tax liens will be awarded until that specific lien’s official auction slot has passed.

How Does the Coconino County Tax Lien Auction Work?

Tax liens are auctioned off in order of advertising number; the advertising number can be found in the newspaper listing for the auction or on the auction website.

Bidding for tax liens starts at a 16% simple interest rate and is bid down from there until no one is willing to take a lower interest rate.  Bidding goes in full percent increments. In the event of a tie, there is a mechanism to grant the tax lien.

Will I Know in Advance Which Properties Will Have Their Tax Liens Sold at the 2010 Coconino County Tax Lien Auction?

The list of all properties included in the sale will be released to the public no earlier than 3 weeks before the sale date of February 18, 2010 and no later than 2 weeks before the sale date.  You can obtain the list in any of the following ways: 

  1. The list will be published in The Arizona Daily Sun two weeks before the sale. 
  2. You can get a copy of the list from the Coconino County Treasurer’s website at www.coconino.az.gov/treasurer.aspx.
  3. You may order a CD with the list of properties.
  4. You may view the list in person at the Coconino County Treasurer’s office.
  5. You may purchase a hard copy or a CD copy of the list from the Coconino County Treasurer’s Office for $50.  (See the Treasurer’s website for details about buying the list).

How do I Pay for the Coconino County Tax Liens That I Win at Auction?

The Coconino County Treasurer’s Office accepts cash, cashier checks, money orders, personal checks, VISA and MasterCard.  Your payment is due in full by 3:00 p.m. the day of the closing of the tax sale. For the online auction, payment is accomplished via ACH payment.

Once your payment is processed by Coconino County, you will be given a receipt with all of the information about the tax liens that you own.

How Can I Sell My Coconino Tax Liens?
